Lakes and Acreage Around Monticello, Big Lake and Buffalo

Lake living and country acreage in Wright and Sherburne counties: Bertram lakes, Big Lake, Buffalo, Becker, plus well and septic basics.

Not everyone moving to central Minnesota wants a city lot. Plenty of buyers come here looking for a lake view, room for a shop or a few acres with some quiet. Wright and Sherburne counties offer both, often within a short drive of I-94 or Highway 10.

Lake country in Wright County

Wright County lists 298 lakes, and the county is bordered by the Mississippi River on the north and the Crow River on the east. Buffalo, the county seat since 1868, had 16,168 residents in the 2020 Census.

Near Monticello, Bertram Chain of Lakes Regional Park protects 1,200 acres with four lakes (Bertram, Long, Mud and First), undisturbed shoreline and oak forest. It has a swimming beach, boat access, a campground and room to paddle. Homes near large public parks like this often appeal to buyers who want that open space without having to maintain it.

Big Lake and Becker in Sherburne County

The City of Big Lake describes itself as a growing Sherburne County community along the banks of Big Lake and Mitchell Lake. It had 11,686 residents in 2020, and the city says it is about 45 miles from Minneapolis-St. Paul International Airport and 24 miles from St. Cloud Regional Airport.

Becker, on Highway 10, counted 4,877 residents in 2020. The city reports 749 acres of public recreation space and access to both the Elk and Mississippi rivers, about 20 minutes from St. Cloud.

Woods, wetlands and wildlife

Two large public landscapes add to the appeal of rural property here. Sherburne National Wildlife Refuge covers 30,700 acres of oak savanna, prairie, forest and wetland. Lake Maria State Park near Monticello keeps a stand of the original Big Woods forest, with backpack campsites on remote lakes and ponds. Living near land like this means wildlife, quiet and dark skies are part of everyday life.

What to know about country property

Acreage and lake homes often come with systems that city homes don't have. Minnesota law sets specific disclosure rules for them:

These rules apply to many rural and lake homes in the area, so it pays to gather records early. Outbuildings, shoreline and driveways are also worth a close look, since they can affect both value and maintenance.

Matching the property to the plan

Some buyers want horses, some want a big garden, and some just want space between houses. Before you shop or sell, it helps to decide what matters most: lake access, acreage, commute time or school district. Those priorities narrow the map quickly.
